The property, housed in a former monastery, is situated 2 km from the town of Vicovaro (the ancient Varia) and 30 km east of Rome, on the cliff or "Greppo" of San Cosimato.

The complex covers a large area surrounded by walls, the central square is created on the ruins of the Roman age (maybe also previous age), is characterized by the cloister. In the center there is a well, along with Oasi Francescana cypresses.

The whole structure revolves around the cloister: on this plan, which it corresponds to the ground floor, you can find the reception location with a large area for guests, a conference room of about 40 seats. It equipped with multimedia tools and with two dining rooms: one for 25 seats and one for about 100 seats. They are in the Franciscan refectory where a painter Rosati picture "the Last Supper" is clearly visible.

On the first floor you can find 30 bedrooms (single, double and triple), all with bath (first they were old monastic cells, then Franciscan.

On the second floor you can find also 5 rooms. They complete the reception area. These rooms are recently and completely refurbished: they are our "suites". On this floor there are another meeting room for about 80 seats and a terrace: you can see our green valley!

besides, Oasi Francescana is a park of about two hectares; we can find cypresses, fruit trees, olive trees and green meadows.

OASI FRANCESCANA: The walls of the cliff consists of a spongy and impure travertine. It was and origined between Pleistocene and Holocene period. They concluded their training about 30,000 years ago, at the point where the Licenza river flows into the Aniene waters.
